Application FAQ's

Do I include my spouse on the application? What about a roommate?

Classic Rentals accepts joint applications. Whomever is signing the lease must complete the application. One party applies as the applicant and the other party applies as the co-applicant. You can use one application, but both parties sign separate consent forms for the credit check. Single applications are $45 and join applications are $75. A co-applicant could be your spouse or roommate. Occupants of the home who are not signing as responsible parties on the lease do not need to complete an application.

How long does it take to get approved for a house?

Application times vary, but your should expect a response between 2-3 business days.

Do you check my credit? What is the credit requirement?

Yes, we (like many other rental companies) check credit for all applicants. We require a credit score of 600 or better, with a good rental or mortgage history and verified employment or income.

What are the income/employment qualifications?

Generally, we look for gross monthly income before taxes to be about three times the rent.

Do you take Section 8 vouchers?

We can accept housing vouchers only when we have approved properties in our inventory.

Can I keep my application on file and apply for multiple homes?

Our applications are applicable to all of our properties. Once processed, your application can be presented to the owner of any property you choose. An application can remain in our file for about 30 days, after which updating of the credit report will be required.

What if this home doesn't work out, can I get my application fee back?

Unfortunately, we will not be able to refund your application fee.

What do I need to secure a house I want?

Once your application is approved, a deposit equal to one month's rent is required to secure the property. Once paid, we can hold a property for about two weeks, and maybe up to 30 days, as long as the owner is in agreement.

When is the rent due and what is your late fee policy?

Rent is always due on the 1st. No late fees are assessed until after the 5th of the month. If not paid by the 5th, the late fee is $50 plus $5 per day for every day the rent remains unpaid.

What is your pet policy?

The pet policy is determined by the owner and varies from property to property. Generally, we collect a $150 non-refundable fee per pet. Homeowners insurance for some properties may include breed restrictions. If you have pets, be sure to ask for the policy for each property.
